Selling your home in the winter: A great idea

Fourteen inches of fresh snow just fell all over your patio and rooftop, and it seems like the worst time to start the home-selling process. Face it. Nobody wants to pack up that furniture, track a bunch of sludge over the floors or even go outside altogether.
So why start what seems like such an arduous task now? Many others are thinking the same thing; that’s why. That gives you, the seller, a distinct advantage.
Data from the MLS clearly shows that — year after year in Minnesota — homes sold during this season are far fewer than June or July, for example. They may even take a little bit longer to sell. But that’s why it’s the perfect time to start marketing. There are fewer homes on the market, and that means less competition for you if your home is aggressively marketed the right way.
In the Brainerd Lakes and Central Minnesota region, median home prices have steadily increased, from roughly $170,000 in 2016 to more than $220,000 as of November 2019. During that same period, the months’ supply of homes has fallen from roughly 9.5 to about 5. Months’ supply measures how many months it would take to sell out of all homes listed on the market at that given time. Furthermore, months’ supply has been even lower in the winter, less than 4, the lowest numbers being from December 2018 to February 2019 in recent years.
Simply put, those numbers are good indicators for sellers. But don’t pack up the station wagon just yet. Many sellers who travel out of state for the winter, those building new homes and those not looking to move until spring take advantage of aggressive marketing during this transition period. Choose the right realtor who can help you sell your home when you need to and for more money. Don’t let the holidays, weather or stigma get in the way of selling your home when you want.
